How to Compare Contractor Quotes Without Getting Caught Out

Several construction quotations and drawings laid out on a table

Getting three quotes is good advice, but only if they can be compared properly. Two quotes for "the same house" can differ widely simply because each contractor has priced something different.

Start with the same information

Contractors can only price what they are shown. Before asking for quotes, prepare:

  • a full set of drawings
  • a written specification of finishes and materials
  • a clear scope: what is included, and what you will supply yourself
  • ideally, a Bill of Quantities so every contractor prices the same measured items

Check what is included

When quotes come back, go through each one line by line. Common gaps include:

  • site clearance, excavation and disposal
  • foundations on difficult or sloping ground
  • plumbing and electrical fixtures, not just pipes and wiring
  • external works: driveways, retaining walls, drainage and fencing
  • permits, insurance and utility connections
  • provisional sums: allowances that may rise when the actual item is chosen

Watch for warning signs

  • A price far below the others may mean something has been left out, or the contractor will look to recover it through variations later.
  • Vague descriptions such as "complete roof" with no detail make it hard to hold anyone to a standard.
  • Large up-front deposits with no link to work done put your money at risk.

Look beyond price

Ask about programme, supervision, the number of workers, previous similar jobs, and how variations and payments will be handled. Get the final agreement in writing.
